Permanent Use
Custodial land design for those who want more from life.
Most land mistakes aren’t aesthetic.
They’re functionally flawed, and useless.
Permanent Use exists to see second- and third-order consequences before anything is built—so the land remains coherent, durable, and usable long after initial intentions fade.
Services
Work is sold as finite engagements. Each one has a defined scope, deliverables, and end date.
1) Site Assessment (Required Entry)
What it is: A paid on-site judgment call before any design work.
- Scope: One on-site visit (half day maximum)
- Soil / water / access / constraints scan
- Failure points, leverage points, and non-negotiables
- A clear decision: proceed, pause, or leave it alone
- Output: Written assessment memo + a recommended next step
- Fee: $5,000–$10,000
Required for new clients.
2) Master Plan & Phasing (Core)
What it is: The governing document for the property.
- Scope: Land-use plan + build sequence (Year 1 / Year 3 / Year 5)
- Edible landscape systems + soil strategy
- Water systems, compost, micro-production zones (as appropriate)
- Budget + ROI logic: directional ranges only (no contractor bidding)
- Maintenance reality included. No fantasy timelines.
- Deliverables: Annotated plans, diagrams, written strategy, decision-ready documentation
- Fee: $25,000–$75,000+ (higher for complex sites, estates, or institutions)
Rule: Design only. No building or labor management.
3) Build Review (Compliance Checks)
What it is: Scheduled checkpoints against the plan.
- Scope: Sequencing review + contractor selection support (as needed)
- Pre-defined site visits (fixed count)
- Redlines, corrections, and punch-list notes against the master plan
- Structure: Fixed package (not a retainer)
- Fee: $7,500–$30,000+ (based on complexity and visit count)
Rule: I am not supervising subcontractors. I verify alignment with the plan.
4) Stewardship Review (Selective)
What it is: For clients who want durable performance over time, without turning the relationship into a subscription.
- Scope: Seasonal review session(s)
- Soil indicators + system performance check
- Risk prevention updates + optimization recommendations
- Structure: Sold per review (no standing retainer)
- Fee: $5,000–$15,000 per review cycle
